Baker Estates has hosted a public exhibition to present its proposals for residential development to the south of Dartmouth Road in East Allington.
The event took place at East Allington Village Hall, where local residents were invited to drop in, view the plans, and speak directly with members of the project team. The exhibition provided an opportunity for the community to learn more about the proposals and share their comments ahead of a ‘reserved matters’ application being submitted for the site.
The Devon-based housebuilder has secured an interest in the site, which already benefits from outline planning permission granted by South Hams District Council in August 2025, establishing the principle of development and means of access into the site from Dartmouth Road.
Baker Estates are now working up detailed plans for the site, which will address layout, scale, design, and landscaping. As part of this process, the company is actively consulting with local residents and stakeholders to help shape the scheme.
At the exhibition, the Baker Estates team outlined a vision for a high-quality development of 40 new homes, designed to complement the character of East Allington and respond to identified local housing needs. The proposals include 28 open-market homes, featuring a mix of traditional two-storey houses and bungalows.
The scheme includes up to 12 affordable homes, aimed at supporting local housing needs.
The development has been designed to be set back from the southern boundary of the site, preserving the key view towards St Andrew’s Church and respecting the surrounding landscape.
Beyond housing delivery, the development is expected to boost the local economy, creating up to 60 construction jobs, including opportunities for local subcontractors and suppliers.
As part of the Section 106 agreement for the site, the development will deliver a range of contributions towards local infrastructure, including local school transport, new and enhanced sports and recreational facilities and allotment provision.
Baker Estates will now review the feedback received as it continues to refine its proposals ahead of submitting the reserved matters application to South Hams District Council.
