Salcombe has the highest house prices in Devon according to data from Rightmove.

The average price is £836,221 which is up 3% on last year.

Dartmouth came in fourth at £470,630 up 24%. Totnes bucked the trend with a 3% fall to £329,972 in ninth place. Ivybridge was nineteenth with an average house costing £272,543 up 2% on last year.

Devon is the most popular county to move to according to a study from Bird & Co. In the Year 2020 to 21 the South Hams recorded 6,213 transactions with 13.39% of dwellings changing hands, an internal migration of 1,287 and the main age bracket for people moving house was 35 to 39.

According to Property Solvers across Kingsbridge & Salcombe, sellers were knocking off an average of £-7,414 (or -2.10%) from the initial asking price in the 12 months to August 2021.

Co-Founder Ruban Selvanayagam says: “despite what has been a very active market, homebuyers are still, by and large, able to negotiate down on prices.  There is also wider evidence of surveyors down valuing properties that are misaligned with the realities.  This means that properties end up selling for lower than the original estate agent price estimation.”
