The controversial Locks Hill development site in Kingsbridge is now under offer according to agents, after the land went into receivership.

Estate agents Alder King have confirmed the site, which has been marketed for sale by receivers, is under offer but declined to provide further details.

A spokesperson said: "I can confirm it is under offer but I m not able to provide any further comments on what is a commercial sensitive situation."

The site, off Derby Road and overlooking Kingsbridge's recreation ground, has been at the centre of years of controversy over proposals to build 32 homes.

Planning permission was granted on appeal in June 2017, but the development became embroiled in disputes after work began in 2021.

South Hams District Council issued a temporary stop notice and subsequently an enforcement notice, while developer Blakesley Estates and its director John Freeland pleaded guilty in October 2021 to contravening the temporary stop notice.

Further disputes centred on whether the original planning permission had been lawfully implemented. In April 2024, the Planning Inspectorate dismissed two appeals relating to the development, following earlier refusals by the district council.

The original planning consent has since lapsed, although the site remains allocated for 32 homes under the Kingsbridge Neighbourhood Plan 2021-34, adopted by South Hams District Council in 2022.

The sales description describes the site as sloping upwards from the recreation ground towards Kingsbridge Rugby Club, with a proposed new access from Derby Road and an estate road serving the development.

The receivers had expressed a preference for an unconditional sale, with all offers to be considered on their merits. It is not known who has made the offer or whether a sale has been agreed subject to any conditions.

Any future development would be subject to the relevant planning requirements.
